Terms & Conditions
General
This is a legally binding contract between the property owner, David Mann and the holidaymaker. The property owner is also referred to as "we" and "us".
The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".
The property referred to being Glebe Cottage, Tregonna Hill, Little Petherick PL27 7QT.
Bookings
A booking deposit is payable within 2 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.
The balance of the rental charge is payable not less than 8 weeks prior to the start of the holiday. Failure to pay the balance in full by the due date will constitute a cancellation of the holiday by the holidaymaker. We will send a reminder email shortly before the balance due date, but please also make a note of the date for your own records.
Bookings made less than 8 weeks prior to the arrival date must be paid in full at the time of booking.
Cancellation by the Holidaymaker

In the event of a cancellation, we will make every attempt to re-let the property. If we successfully re-let the property for the same price, we will refund the full price to you (less any bank processing fees). If we can re-let at a reduced price, we reserve the right to only refund the reduced booking amount (less any bank processing fees).
If we are unable to re-let the property, then we reserve the right to charge the following based on the time until your arrival:
8 weeks or longer --- we may charge up to 20% of booking (i.e. the deposit amount)
8 weeks or less, and more than 4 weeks --- we may charge up to 50% of booking
4 weeks or less --- we may charge up to 100% of booking
We strongly recommend you take out holiday cancellation insurance.
Cancellation by the Property Owner
The property owner will endeavour to make sure Glebe Cottage is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.
What's Included
The price includes all bedlinen, towels (please bring your own beach towels), heating, hot water and internet. We also provide larder basics e.g. tea, coffee, sugar, salt and pepper, cooking oil.
Toilet rolls, dishwasher tablets, washing up liquid, cleaning and tea cloths are also included.
A basket of logs for the wood burner is also provided if you would like to use it, but please be aware that we do not have a fire guard. There is also a fire pit outside.
Arrival and Departure Time
Every effort will be made to have the property available from 4pm on the day of arrival. If you wish to drop bags or food off at the cottage earlier than this, you are welcome to do so.
Please vacate the property by 10am on the day of departure. If you would like to leave a little later, please get in touch to ask if this is possible.
Information about keys and how to collect them will be provided shortly before your arrival date.
Parking
Please park on the driveway and make sure that there is access to the farmer's field at all times. If the farmer's gate is closed when you arrive, please make sure you keep it closed during your stay (as there may be livestock in the fields).
Number of Guests
It's fine to invite friends around to visit, but the maximum number of overnight guests should not exceed 8 (plus up to 2 infants), unless previously agreed.
Cleaning
Holidays should be fun! We don't expect the cottage to look pristine when you leave, but please leave the cottage in a reasonably clean and tidy condition.
We would really appreciate it if you took your shoes off before going upstairs. There is no need to strip the beds, but if you would like to do so then that's fine by us.
Breakages
We all know that accidents happen. Please let us know about any damage or breakages so that we can replace them for the next guests.
Dogs
Dogs are very welcome at Glebe Cottage, but all dogs must be house trained and owners should please pick up after them.
Please keep your dogs downstairs and use throws on the sofas. Please don't leave your dogs unattended in the house.
Owners will be liable for any damage to property, or injury to people, caused by their dog.
Miscellaneous
From time to time, we may need to enter the property in the event of an emergency or to carry out remedial work. We will try to give you as much notice as possible.
We have a small annex in a separate area of the garden, so you may see us passing by around changeover days, but please be assured you have sole use of the house and garden.
Please respect our neighbours and behave in a courteous way. If you are behaving unreasonably, or if we believe you are not able to take charge of the property, we may ask you to leave.
We take no responsibility for any accident, injury, loss or damage to any persons or property during your stay, however caused.
Your vehicles and possessions are left entirely at your own risk.
Children and dogs must be supervised at all times.
Smoking is not allowed anywhere inside the cottage.
Complaints
We try as hard as we can to make your stay at Glebe Cottage memorable for all the right reasons! But from time to time things do go wrong.
Please let us know straight away if there are any problems, so that we have the opportunity to correct the situation as soon as is reasonably possible.
